Note brokering instead of balloon for seller-financing deal?

So I was trying to think of a way to make the seller financing more attractive to them by providing this option. The investor generating a broker fee for a note he was paying on seemed too good to be true, but would be a nice consequence of creative thinking if that's a legitimate thing to do.Thanks also for supplying those other options for structuring the note -- that's the kind of experienced expertise I figured was out there somewhere!

And because I am a new investor in search of a possible private lender(s) to be able to help finance my next potential deals in the very near future, I was wondering if anyone has heard of/came across this site, and can provide info if it is legitimate and/or the experience with it?

Phillip Dwyer I did not metion it since we were talking about inventory levels and not rental rates, however, now that you bring that up, there is no legitimate argument to say they are not declining and the cause of this is also due to several reasons. One of those reasons is the fact that the hedge funds are buying up the inventory for buy and hold and placing tenants creating an influx of rental units that were once owner occupied.Reason 2 is that the affordaibility of purchase means that renters are now looking to buy and a lot of this will take place over the next two tears for the simple fact that all the short sale sellers from 2-3 years ago will now qualify for FHA financing (I originally got this info from Bruce Norris) bringing a ton of buyers to the Vegas Market and reducing the renter pool.
