The leads are still coming in and we are doing multiple deals each month, but I'm curious if other people who call themselves or have teams of callers have experienced a similar drop in contact rates. 

You could join a team that provides leads to their agents.

I call it, "The Blind leading The Blind", or maybe one person in your group is a genius who has terrific real estate experiences, is knowledgeable about every facet of real estate, is a workaholic and the others are brain-dead 24/7 beer-drinking zombies.

A good combination of an established training program with a mentor(s), and opportunities for leads, is definitely the way I'd go. 

Landlords mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.This also leads them to ASSUME simpler is better when it comes to management contracts.

The ‘best market’ question always leads me to ask follow up questions, such as: what are your long-term goals?
