No, it only applies to properties held for production of income (rentals) or for appreciation (land) or both.

Anything local where you have a physical location/office and you generate leads based on your local geographic location.

Based on your scenario I dont see why you would not qualify to use FHA since it doesn't appear you already have an FHA loan so the self sufficiency doesn't apply amongst others.
