It's a total wash, on average (FWIW I still list with a realtor, simply because they could knock out in 30m - at no additional cost to me - what would take me a few hours).The advantage of a specific syndication is the same as the advantage of a specific investment house purchase.

@Rob Carmody   You buy a list of potential sellers....mail, call, door knock, call again, mail again, mail 10x, mail post cards, mail yellow letters, call, call, call, call, visit the house again, door knock and keep after it.When you get someone that wants to sell at a nice discount, then you contract, close, clean it up, rehab it, put it back on the market either as a FSBO or with a realtor.Then repeat.

If they are paying market rent and are taking care of the unit, I see no issues.Some people don't like section 8 because you hear about all the bad tenants mostly (I had one myself that had drug, violence and hoarding issues, swat team even knocked down two of my building's doors cause of said tenant) But I think there is also a difference with regards to the region where your building is.

Hello I'm an investor with two properties however I haven't done sellers financing, loan take over or whole selling and there's a property in my neighborhood that I would like to go and knock on the the door because it had a tarp on the roof for the longest time.I would like to know how to legally do this and who should I contact for the contract if I'm able to get the owner interested in one of this strategies?
