Half of that was in the 19 - 39 age group which means people are coming here for jobs.  

I think that you're expecting them to do their job?

Typically you can find these trades by driving neighborhoods and taking note of the homes being renovated get out and talk to the crew to find the person who is running the job.

They got done, and I feel like I did a good job although I don't enjoy doing the work enough to say I'm passionate about flipping.

I'm a local real estate agent, but I've been using use Jonas Elber for the part 8 years because he does a better job than me or any other broker I've met.

As for the tenant, i agree with placing the most qualified, the thought of Military was because of the guaranteed pay with a qualified tenant would be a bit easier since there really isn't the risk of god forbid job loss or other reasons to not pay.
