BTW, RECs, HUD and other agencies have "hotlines", you don't need a loss or cause of action to report those doing wrong, they can investigate cases simply from a tip, better, a documented tip.

My unanswered question to him was how did he set a price of $8.00/ lead- just how fresh and qualified are they?. 

Then do your rehab, fill it with tenants and take the freshly signed leases in to the bank to do a refi. 

Have someone else investigate it and go from there. 

Next time do your investigations in the timeline that is allowed per the contract that you negotiate.

My Girlfriend and I are fresh, and we have about 600s in credit score.But it will take a while to generate $10k for a down-payment which is why we are seeking advice. because Single family homes have programs for down payment assistance, but the Multifamily homes for the same price do not have assistance programs.
