Further, both of those leases explicitly state that the Landlord can deduct late charges from the security deposit.I feel confident in saying that if you used either of these lease forms, you are in the right unless your late fees are deemed unreasonable.  

It will come down to whether the numbers work, and whether you feel comfortable taking on a property that requires the extensive rehab that an unsafe house will have. 

I buy a lot of properties in Metro Detroit and I've seen deals like that but those are in neighborhoods that I feel like I should be suiting up in full combat gear before I get out of my car.Realistically in C+ neighborhoods you should be getting a Net ROI of around 12% possibly lower and possibly higher depending on mistakes that are made and what kind of luck you have.
