At that point I ask the agent if they will consider financing and point out the tax advantage of deferring the gains on the sale, that there would be a loan servicer to manage the note and payments for them and enough cash down to feed them for awhile (LOL).

on a cruise in the Med watching BBC feeds in my cabin.. thinking OH sheet  .credit froze.. tenants stopped paying  borrowers stop paying and out of the 450 or so loans I had out in force to BRRRinvestors over 250 of them failed and I ended up owning all those houses.. 

I just want you to be aware of the risks and consider trying to create stronger cash flow so you won't have to carry large reserves or feed the Aligator with out of pocket cash.  

New construction strategy is a viable solution to meet the overwhelming buyer demand and feed the new investor itch to get started.

They always convince themselves how smart they are, and I feed that ego to make and make sure to give them a good pat on the back.

People HATE car dealers for making a few hundred bucks but will not bat an eye for the $20,000 they pay a realtor to make a few phone calls/emails and add you to an automated mls feed, sign a premade contract. 

Thanks for the feed back it was just really one of those things I wanted to put out there to see if what the possibilities could be!

It sounds like you have an additional monthly expense (rental that you have to feed), not an additional income.
