I will consult wise legal counsel regarding each of the issues you raised: misuse of checkbook, as well as the intimation of mingling of funds.

I tried to sell it at one point in time to settle his estate.  

But I would caution against a risky and complicated transaction (which this would be, for a newbie) unless you've got LOTS of reserves, because what you don't know yet  will cost you, both in time and money.

I don't do buy and holds so I don't have any advice in regards to property management or the market as a whole in LV for rentals at this point in time but good luck to you in your endeavors!
