All payments made by Tenant to Landlord after the tenancy commences, no matter how designated by Tenant, will be applied as follows: first, to any outstanding amounts due for damages/repairs; second, to any outstanding utilities; third, to any outstanding service charges and fees from prior month's; fourth, to any rent outstanding from prior months; fifth, to any service charges or fees due in the current month; and finally, to the current month’s rent.Payments should be sent to: Payment address: _________________, or at such other place as Landlord may designate from time to time.

Some of these things won't cost you much, but your guests will love them.I would go conservative on interior upgrades...just make them comfortable and things that a fishing crowd might appreciate...I would not focus on the finishes per se.

We had already planned to renovate the bathroom, but will use this misfortune to alter the layout of kitchen, bath and laundry.Today, much of the on-slab, styrofoam insulation below the subfloor had to be removed due to prolonged exposure to animal urine.We also discovered that a 10' section of the back wall needs to be rebuilt - a through wall air conditioner had been broken loose in its mounts which allowed water to make its way into the interior of the wall and rot out the studs and sill plate.
