Issues finding quality tenants? 

We're looking for units that could attract a quality tenant, and one that may stay for awhile, so we look for things like dishwashers, laundry, decent storage in the kitchen, etc.

@Brian GarrettI would say light value add.The buildings are good quality and have been well-maintained so there are not many major issues to address.

You need to know the strategy that the client wants to I use, what their parameters are, how to source good quality deals, etc. 

What is the best place to market for quality contractors?

I’m not saying you can’t, but one of my tenants works for FabMac and they’re relatively poor quality he says.

It’s not always the quantity of life that matters, but the quality.

Personally I have bought a lot of units in Dormont and although the taxes go up and the purchase price is high the area has been appreciating well rent wise and value wise, the tenant quality is good, and I've added so much to my networth over the years by being invested in a good/appreciating area.

I pulled a 10K lead list from Propstream, but 80% of the list was not viable for one reason or another once call center began calling. Either they were scrubbed by National DNC, or not available, or wrong number. Besi...

Of course it depends on the quality of the VA, just like any employee, but I'm curious to other investors overall experience with VA's, on whether it has been a positive experience or not.
