We plan to have a property manager...included about 8% pm fee in our numbers.  

My DTI ratio is 23%, including rent.

That includes Frostburg Md, Friendsville Md, Hancock Md, and even up to Bedford Pa. 

I did not see if GA was included.

My flooring guy charges me around $4.00 sq.ft. installed for 12MM & premium under lament (labor & materials included) here in the DFW area.

I hope it works out for you- also,  be sure to include any experience you have that shows you know how to handle responsibility and if you have ANY outside/inside maintenance experience, even if it's only on your parent's house.

Using VA loans for investment properties can get sticky quickly and once you have mutliple properties it will likely confuse most people...lenders included.1.
