What are some careers paths or jobs that allow me to pick up experience that will help in real estate investing while working for someone else? 

If you are not planning to refinance again, then doing a buy down could make sense in the long run. 

Are there any other move in fees that should be included as well?

The amount of pro-nouns you used in your post completely distracted me from the question...WTH. 

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).
