I'm starting my journey as a part-time real estate investor (current managing two doors) and it'd be great to meet other young professionals who are investing either in or out of state. 

You have to get your provisional license and find a company to hire you for a year before you can upgrade your license to a permanent salesman license.

Buy them around 5-10k, I know a contractor that i can hire, if its not so bad i can have my dad to help me work on them since he works on houses around town, just small project though.  

He/she would hire you most likely for the worst units/tenants in the worst parts of town...

I'll hold my opinion back on this as I need another professional to brainstorm this.No money down as the future buyer will put this down.500/month netfuture sell of 260k  (3yrs). 

Hire contractor to construct 8-plex of one bedrooms for 750,000.  

So far that does not seem too easy too find locally, so I am looking at midwest/southeast markets to find SFRs or MFRs to be managed professionally.
