I wouldn't look to start on a heavy value add project unless this is well past your first deal.

I use to do a lot of driving for dollars and it almost seem like prices changed dramatically over night,I’m pretty much doing the same , just stacking for now, I still be on the look just to see what’s going on in the market & to see if I need to adjust my plans but I feel like things definitely are overpriced, with me being new I wonder if the market correct it self or is this is a new normal. 

But notice, this took years, it did not happen overnight.
