@Stephanie Sicard I have more expertise with investment properties than with personal residences or house hacks, but my general philosophy with either is that I want to work with an agent that's an expert in the area that they're working in. 

@Katie Bomberger on top of what you do with your equity I would make sure to house hack your personal residence each year in Alabama!

If you want to simply house hack, you don't need the credibility of others.

There is a 5% down product conventional with no monthly MI that allows multi family acquistions for House Hacking purposes.

I take it that this is a pure investment for you and not some sort of live-in, house hack?

My thoughts are to house hack a duplex, perhaps even do a BRRRR with it.

One is a house hack. looking for advise from a CPA for proper bookkeeping and tax planning who works w/RE in CA.

I'm based in DC and found the perfect house hack deal - I have a preapproval letter but I don't have the full amount for down payment and closing costs. 

(Golden's great too, but pricier too.)Not sure how far down the rabbit hole you want to go, but you could also look for a place with some kind of separate basement for that first place and then do a modified house-hack to offset your mortgage while you're there.
