Can anyone recommend a reliable, honest, and effective property manager, who doesn't mind a mix of properties, some on the lower end?

-some of what your looking for you may be able to find in a mix between a property manager and a real estate agent, but you'd probably need to be in communication with both of them frequently.

I could mix the passive income (rental property or hard lending) within the active income (flips) but I cannot do only passive income.

Adding another type of housing to the housing mix is the only way to solve the housing problem.
