Price right now is $295k but the owner is pretty desperate and will take closer to $200k.

Guess I should have read the post a little closer.  

I start out with showing them by mowing the grass a day or so before they move in because I know moving time is busy and tiring.  

Needless to say, I can wholesale and rehab anywhere, so I have to move closer to her work. 

Lenders are possibly willing to take a shot on someone who was foreclosed on 3 years ago etc. and let them buy a house again.I see rents flattening out to 1 to 2% in future years for apartments and vacancy to move from 3% market average to closer to 10%.Of course with some markets this might not be the case.

If I can land both of these properties diesel again be some really good cash flowing opportunities and one more step closer to getting out of the rat race.  

We are in a pretty severe drought here in CA so eliminating the need to constantly water grass just feels like the right thing to do.

Then their is general maintenance, snow removal, grass cutting ect, ect. 

Have the seller provide the docs regarding the payoff to the closer/ Title Company. 

I've heard @Brandon Turner say that he expects at least $100 per door, so using that guideline I thought I was within the ballpark, although I'd love to see closer to $200 per door but that seems to be difficult to accomplish with the current market up here.
