Are there any benefits I am overlooking?

If they were approved by a bank to buy an $850k home last year, now selling that home for a gain, I know them and have positive experiences and believe they have solid character, we were neighbors for a while, their young girls are very sweet (and occasionally very helpful with yard work) ...why would another background check be required?

The kind of perp @Bjorn Ahlblad is describing will not be held back by locks and certainly doesn't need a key to gain entry.

We're finally gaining momentum with work the house so we're expecting to be able to rent them come May (that will make one whole year of holding and renovations... not our finest but we're still learning).I'll definitely be giving Granite State Credit Union a call soon though to discuss the refi with them. 

The dilemma is whether I should hold more of them instead for the added benefits of: appreciation, tax benefits, and amortization since I don’t need the flip income to cover my personal and business expenses and I’d have none of my own dollars invested.

I've known him a long time and decided to approach him to gain some info/network.

It's a business model for thousands of small-time property managers the gurus always fail to mention when they hype the benefits of running rental properties far from home.
