The best you can arrive at is true par either way, up to you how much time you want to spend on that (you need a broker if you want to save time), or if you need the emotional sense of victory (you need a banker if you want to be quoted something high, that you negotiate down, for that emotional victory [in marital situations, this is often REQUIRED, and mortgage brokers suck at fulfilling this marital requirement]).You can also swap rate for fee and fee for rate to your heart's desire through either channel, I typically just show my California clients the wholesale rate sheet and let them tell me what they want.

Even if the neighbors aren't charging quite that much, you may be able to find a market niche that will support those rents.A quick look at Charlotte's zoning districts shows a "quadraplex" is allowed in many districts, not just R-MF but also larger (>0.25 acre) R-8 lots and most UR, MX, O, and B zones.

SFH pay the water/sewer bill, take care of the lawn, remove snow, no complaints of the upstairs neighbor making noise, no parking issues, no backyard issues and the tenants typically stay longer which means less turnovers.

I would highly suggest walking before you purchase and talking with neighbors about how your particular block is like to live on.Soutb & West Jackson offer a lot of opportunity, but it is a rough area.
