Even if the neighbors aren't charging quite that much, you may be able to find a market niche that will support those rents.A quick look at Charlotte's zoning districts shows a "quadraplex" is allowed in many districts, not just R-MF but also larger (>0.25 acre) R-8 lots and most UR, MX, O, and B zones.

The neighbors on both sides of me are awesome. 

SFH pay the water/sewer bill, take care of the lawn, remove snow, no complaints of the upstairs neighbor making noise, no parking issues, no backyard issues and the tenants typically stay longer which means less turnovers.  

Transfers: If a partner wants out of the property they are allowed to do so after fulfilling any previously made agreements. ie: funding agreed upon expenses, etc, etc.

I would highly suggest walking before you purchase and talking with neighbors about how your particular block is like to live on.Soutb & West Jackson offer a lot of opportunity, but it is a rough area.
