I serve all my notices myself with the exception of the actual documents that need to be served by the Sherriff and I go to court and represent myself.In my experience I never had a tenant deny they received any paperwork.Prior to my court date, I review the file to make sure everything is documented and I have all the copies of everything I have served the tenant with the dates of service, just in case the judge asks to see it.

Lesson #1072 learned.Now, a question: one thing I intend to put in my contract going forward is a requirement for government issued ID, copy of the contractor license, and proof of insurance, as well as same for all subcontractors used, whether hired by me or the GC: how much resistance am I likely to run into asking for all of that, in your experience?
