It is a personal expense, just like your food expense. 2) Repairs made on the duplex are deductible against the rental income.Improvements:1) Improvements made on the personal side are added to the basis of the property, but you cannot depreciate the personal side of the property.

(Note: If you want food and/or drinks that's on you, I'm too small town to buy everyone's food and drinks (for now)).

But for me, and a lot of others (CBRE report says $148B investment into MF in 2021), MF investing has become the only way to get monthly income and participate in what's akin to a slow flip.Just food for thought.

This is akin to will power & self-discipline, and often plays out in situations around food, exercise, alcohol, studying.

Remind tenants to keep things tidy and not to leave food out.
