Am I still able to finance this deal with a downpayment and a traditional 30 year fixed loan? 

A good deal of it is cosmetic but as its an older building and the current tenants (month to month thankfully) are treating the place like the slum the current owner has let it turn into, there are plenty of less cosmetic fixes that will need to happen.

Generally hard money would be used to buy/fix up a property and then REFI into a conventional loan if holding.

I know I am a little late in the game here in Columbus but I am looking to get into either multifamily buy and rent and or single family buy fix and sell. 

With my regular job + an extra $900, I can pay down bills much faster and/or fix up my place, etc.Stick with it. 

We are primarily interested in fix and flips to start out.

Neighbors said (may no be true) that the owner just took the insurance money and has no plans to fix the house.I inquired at city hall about the process of potentially buying the property before they demolish it. 

I am looking to get started wholesaling and build some capital to do some fix-n-flips in the next couple of months in Georgia. 

I will start out doing some residential fix and flips to get my feet wet with putting deals together and then move onto commercial renovations, then hopefully ground up developments.
