My comment would be, location matters.Seems like you may be fishing for a buyer?

Many more fish er houses to catch out there if these don't pan out.

Do I out right go and ask fellow neighbors in the same apartment building if they've noticed the same or is that 'fishing' for evidence against the suspected tenant in violation of the lease?

Perhaps they are victims of an ARM and are not able to refi the property so hoping you will come in and stabilize that monthly nut until they can clean credit and buy back from you.  

Plus, there's a ton of hoops to jump through with fish and game and stuff like that.

Don't just learn how to pass the test, but learn that things mean..the nuts and bolts of the profession. 

In fact, i was the one who explained I would get back to you on your question in a few, then I get k getting into some nuts and bolts ok?

More likely you are requiring too much profit per deal because you have read some guru's stuff or are using some set % or listened to fish tales from other investors.We all want huge, easy returns but they aren't common.
