You have a greater than 80% chance of failing in the first 5 years.  

I have been paid as long as three years after the judgement by someone who needed it off the credit report, and I once collected the full amount from the employer who failed to answer a garnishment order.

I couldn't disagree more and believe a good wholesaler is worth his or her weight in gold.

I have intentionally set a limit for myself of two property purchases per year for five In year 1, I only bought 1 property, so in theory I’m behind, I didn’t meet my goal and some may even say I failed. 

Finding a great inspector and GC are worth their weight in gold.

Thx ok,  here's a question for the smart people:When attempting to estimate a property's ARV "potential", how much weight do or would you put on sales that occurred right before the bubble burst,  I.e,  2008-09, as reported by zillow, trulia, etc?
