I've used these recently and got excellent results, but then again I grew up around construction and don't mind doing the work myself.  

@Vincent Park  all excellent choices for TK purchase.. one thing to note is that your requirement for high returns and your requirement for big appreciation those are oxymoron's in almost all markets.. you will get one or the other.you could have gotten both if you were buying in 2009 to 2011 .. but not today... at least not to the extent you may be hoping for.

Why the negativity I just got a quote from open door and it was very professional with excellent comps well presented the bottom line it came out to about $5000 less then marketplace value as compared to a realtor I could see them being a disruptive force in the marketplace

My credit score is excellent and my income is good sufficient.  

Requiring excellent credit will still weed out most of the tenants would have had an eviction.  

We have partnered with one his suppliers with excellent success.  

It's obviously excellent; however, it doesn't touch on commercial multifamily.
