The Duplex will be about one hour away from, what will be my new, residence, so pressing matters aren't hundreds of miles away or anything, but it WILL be completely in the tenants hands and I will not see the property every day like I have had the luxury of doing so for as long as I have lived there.....4.)

You have to keep in mind most of the people that lost investment properties in the last downturn were risk takers and gamblers who lost that bet, Some blame the banks who gave them risky loans that they actually asked for, others had no idea what they were doing and shouldn't have been investing but did because it was the trendy thing to do.We all see several post on BP every day with captions like "I have a deal under contract/or purchased, Is this a good deal?".

I stopped being depressed and disappointed myself for failing to meet ridiculous goals by trying to rely entirely on my own overestimated, hopeful willpower, and I started making it my mission to just do something doable every day, something to tip over the next domino and make tomorrow's work easier.I'm 23 years old, work a 40 hour full-time road construction job, dedicate at least 7 concentrated hours per week on real estate investing, listen to BP Podcasts and take spreadsheet skill development classes in my free time, and when I am not doing all that I am usually spending time with my lovely, awesome, how-did-I-get-this-lucky wife.Thank you all again for your amazing support, you help more people than you know.

Im not looking to make a Million dollars per year, I just want to be comfortable, if my passive can net 6 figures and a lots of equity, Im ok with that, I dont desire a big house (had the house wasnt worth the work for me)  or expensive cars (my previous life i was a mechanic I HATE CARS)  I enjoy being a miser that doesnt need to be a miser, my wife and i often giggle about the people living like they are rich, having to go to a big job everyday, while we go out to breakfast on a Tuesday after dropping our children off at school.
