During my search I came across 6+ listings from the same seller all with tenant in place making some amount of cashflow, some of them even making $500+ cashflow(by Brandon Turner's definition).On paper, it seems I'll make cashflow the moment I buy the property. 

With that being said even if we were able to find an attractive refinance opportunity, would it even be worth it when factoring in all the fees associated with converting it?

I have heard that paying off your rental is not necessarily the best choice because of the deductions it allows for, but given the type of loan this house is mortgaged with, is it even possible to buy another home together and start renting this one out when I have a FHA loan on this one?

At a cost of even a modest $50/mo for most platforms, you're renting a site for $600/year that an amateur web dev could build you in a week for same cost but one time and with a lower $10/mo web hosting.

Yet even a week later, they refused to release funds without calling to verify funds.

In general, I don't think business cards are even worth buying.

It's well-written and easy to understand even for those who are new to real estate investing.

I am not sure of the laws for NYC, but that may not even be a legal option depending on their restrictions. 

Primer ensures no bleed through and paint can bond properly since you could br going oil/ stain to latex paint  We find that getting bonding primer helps when painting wood trim and even paneling over the standard primer . . a little more money but it holds the paint and prevents pulling it off with tape.

I doubt you would get even that.
