Hi @Ilya AksenovAs @Rob Beland rightly pointed out 25% down is minimum that the banks will look for..however, in certain cases you can get up to 20% down (depending on the deal, investor experience, relationship etc.)Check out the Real Estate Financing Post (Some options you can evaluate equity partners, syndication, Roth, private money)Good Luck!

Income taxes are a little lower in Colombia on an absolute basis but the progressive scale maxes out at a lower number so it may be a wash depending how much money you made in rents.

I hardly see a wholesaler that legitimately has their OWN property contract ready to sell it to buyers there.And think about it.. the reason why you don't really see it... anyone that knows how this is done will sell their contract online, by mass mailing their buyers.. there 3000+buyers (in my case I just have a handful of serious buyers).Going there to a meeting with a contract simply means 1) they are not experienced2) couldn't sell the contract via the "normal ' means, which means, it is not a good deal.. which means they are not experiencedAwesome to those that made progress during social media and meet up... for me.. it just doesnt work!

Have found a STR property in Florida that has a good history on VRBO and AirBnb since late 2015 until now.  Seller has provided me with booking/revenue numbers going back to 2016, and is claiming the property was book...
