How would having a GC eliminate the need for any of that stuff?

We also do a fertilizer run in spring with weed and feed for those properties were the lawn looks a little crappy.On new properties we ELIMINATE as much as possible to make the exterior low maintenance: we cut down extra trees (reduces leaves, improves curb appeal), eliminate flower beds and replace with lawn or maintenance free gravel beds.

RedI don't know the local laws in San Antonio but I will say if you disclose properly on listings you list on site it will nearly eliminate all bad renters.

I really could not understand the first guy.. and I don't know what the heart burn is about Jim is simply broker selling real estate.. and brokers in his type of business use all sorts of advertising.when my wife takes a listing it auto populates to like 25 sites.. its part of being a full service brokerage.. at least in the retail end of things.. in the distressed space we did door knock.. as so many distressed owners simply would not respond to anything other than someone talking to them belly to belly.. but out here on the west coast most of those techniques are now illegal as it relates to distressed ( in foreclosure ) assets.

Eliminate applicants to save time.

It's more likely they'll help if you can show them that there is a State fine against the seller for the transaction, and you doing this will eliminate their liability. 

When I have a situation with mold, I first eliminate any source of water or moisture. 

Google street view and sat view can help you eliminate properties, but they can't tell you which ones to buy.
