I have exclusively fix and flipped properties and I'm considering changing my strategy.

Taxes need to be reviewed and not an educated guess, or not what your friend pays for his house.

I'd be surprised if there weren't a "grandfather clause" allowing you to change your occupancy rules without evicting the existing tenant.

@Jane Dang I believe the property taxes change from year to year. 

He went to get his spare keys at the house and when attempting to enter the home, all the locks had been changed and someone had moved into the home, furnished it, and turned on utilities in their name.

You can get exception if the property was recently acquired although this rule is going to change pretty soon. 

Typically people mail every 3-4 weeks to give the sellers some time for their situations to change.

I am currently working through the education on this board and recently joined REIA of Cincinnati.  

For what is usually a minimal fee you get education from people who have "been there and done that" and, equally as important, the opportunity to network.
