We don't work in the city typically, but this deal fell in our lap and with the price and how close it is to the lake we decided it was too good of an opportunity to pass up.

I guess next would to figure out what is the max income I need to qualify for each mortgage so I can max the loan on each refi to live off vs rental income. 

If you require applicants to submit to a credit/criminal background check, then that should be applied to everyone.
