The incident caused damages on walls in my unit and a unit below.The tenant has a renter's insurance so it covered the damage unit below mine, but it did not cover for my unit.In order to fix the walls it required a partial demolition, drying process, and restoration.

I put in a couple of dehumidifiers and some fans to dry everything out.

so here is the deal: I am under contract right now on a 3/2 townhouse in San Jose, CA hoping to close soon (fingers crossed!).

I imagine changing or ripping out the dry wall, changing the windows, etc..

For the folks that have buildings on the Northside of Chicago with laundry facilities for tenants what do you charge for a wash and a dry ?

I have 2 homes in PA, and was going to rent in LA until I found the right deal, but this all came up so fast and I don’t want to let it slip through my fingers.

I had scheduled two different inspections with the owner for the property and both times he never showed up and left my guy high and dry.

@Chris HamrickI saw "buying an auto repair shop" in the title and I wanted to add when purchasing commercial properties make sure to get a phase 1 environmental report...especially when you know there have been occupants that could have polluted the land; auto repair, dry cleaner etc.
