You've got a lot of green/granola/alternative types and type stuff and stores and restaurants, and you've got a lot of downsides to that -- homelessness, anti-government/anti-vaxxers/homeopathic types.

In the event that the market tanks, there is also room on the downside.

Only downside is that appreciation if low compared to the big cities like San Antonio and Austin.DM me if you would like more info!

For me, syndications give all of the benefits of investing in real estate without the downsides.

There are a couple downsides to multifamily house hacking though :1. they typically can take some money to get rent ready b/c they are typically sold by investors as previous rentals2.

Candace@Ariella Jacques   One potential downside is that when you refi you will only be able to pull out 80% of the market value (so leaving 20% of your cash behind)  instead of having the option to put down as little as 5% when you use a loan to purchase. 

This is one of the downsides of asking opinions on this site, most go based off of what they know from their own markets and make it seem like it would be absurd for you to do such a thing.

I'm by no means suggesting you run out and buy properties now because there's no downside. 

The downside is letting emotions get in the way of business.
