Brick and mortar retail is a dying breed.

Everything looks okay other than the rent is so low, deposit is also very low, plus they now have a dog that is not mentioned in the lease.I am okay with the dog.

Are investors doing all the work themselves or are they using others to bring them deals?

The renter let 5 dogs live in the house so you can imagine what we walked into when he decided not to buy.

Apparently the cops and/or dog warden have been called 4-5 times on them.

I just do not know.The house is exactly what we need and options are limited (non existent so far) for renting because we have dogs.

Wholesalers, agents, bird dogs attorney's, architects, contractors other investors etc.

If the deal is already underwritten then it's probably better to let sleeping dogs lie, otherwise you can always take it up with the buyer's lender.
