@Justin, I wish they would publish a book on the "rules of the blame game" regarding the mortgage industry; It was/is the economy, to easy to obtain a mortgage, to hard to obtain a mortgage, credit scores to high, credit scores to low, no money down, 20% down, underwriting guide lines to stringent, to loose, appraisals becoming parat of a management group, working as independant contractors, no doc mortgages, endless documentation, it was the mortgage brokers, it was the banks, it was Wall Street, loan originators being paid to much/to little and the finger pointing goes on.

I've spent the past few months trying to find out what the hard money market is doing these days, and I'm getting nowhere.Every source I find either wants a good credit score or 'skin in the game,' (40% down on purchase price) and usually both.What has happened to the no doc 65% of ARV LTV loans?

Just more geared towards buyers, but… It would be nice to know other strategies and techniques on connecting with cash buyers, whether they would be local or nationwide.I'm not going to just jump right in and start doing things with my head cut off like a chicken.I'm trying to be as systematic as much as possible from creating a new Gmail account for this wholesale adventure with Google voice, Gmail and utilizing Google docs as much as possible.You really don't need AWeber Or any other service similar to this, if you set up Gmail just right… Plus, it's free!

Texas has a similar charging order statute as Nevada; meaning, they can't foreclose your LLC interest, they can merely get distributions. http://www.statutes.legis.state.tx.us/Docs/BO/htm/... is the law.

This will give you an idea of what upcoming expenses you will have, either right after purchase or after a tenant moves out.Talk to the tenants if they are present and ask them if they have any current issues that need to be addressed ("I've had a roof leak in my bedroom that hasn't been addressed" or "Only 2 of the burners on my stove work" or "My AC quit working last summer" or whatever).

I would get Very familiar with the actuall HOA docs on file, I would also gett My attorney to evaluate them, and help with the Power Play strategy, after holding the majority vote.Make sure that You know all the problems and differed maintenance issues, because with majority ownership, comes majority of the costs of the upkeep.Good Luck, John
