In pretty new to this as well, I am sending out my first direct mail campaign today.

I'm still researching the best sources but I'm thinking targeted direct mail and Facebook.

@Christine, Bingo like a light bulb it just clicked.

We are under contract for 152 units poised for a light reposition of the asset in Yuma, Az.  90% occupancy going in.  

I have a self-directed 401K (solo 401k), and purchasing real estate for buy and hold.However, I would like to grow it by taking after tax dollars (W2) and issuing myself a promissory note of 50K but instead of doing “minimum” payments of prime + 1%, could I artificially increase it to say prime + 5%?

Me along with a partner have put ourselves out there to get started with what we initially thought was just wholesaling including marketing via signs and direct mailers focused on pre foreclosures.

@Jacke DraperRegardless of your age, you may not transact with your plan in any direct or indirect fashion. 

I know I get shut down a lot on BP for being equity heavy and debt light.. but its that net worth in my business that allows me to play in the new construction game.. without it.. would not get very far.
