Analyze this deal - Section 8 Housing

Hi BP, Nat & Jocelyn here, we have been analyzing deals in our area for the last 2 months, looking mainly at multifamilies. We came across this little 2BR/1 BA ea average condition duplex in the downtown area built in 1964 with beautiful hardwood floors, just in need of a little TLC and updating (eventually). It is not in a high crime area. After talking to the listing agent, we were told that the housing is Section 8 with both units rented. We wanted to know if anyone could comment on whether or not this would be a good investment opportunity considering the Section 8. Asking price is $89,900 and using the Rental Calculator tool, it will cash flow $526 per month, please view the details in the report.
