Would like to hear what more experienced people have to say about the using capital or opening up a line of credit and which do they feel is the bet way for someone to just be getting into the game.

Originating fees I bet since it is only 15% down basically paying points

Best bet is to allow pets, price a pet into the rent regardless of whether the renter has one, and get a large enough deposit to cover damages. 

But alas.I bet @Todd Dexheimer knows somebody in the MSP area!

Once we have identified a list of prospects, talked to some lenders, and further researched our targeted market areas you can bet your bottom dollar I'll be physically out and inspecting the properties/areas.Cheers!

Right now I think that multifamily is a safer bet if done super-conservatively.  

Data is King or the new currency and I bet it's more robust than a 6 month old Absentee List.How are you adding AI or Big Data to your business? 

@Liz Mojica, we’ll put aside the conversation about a $200k education for $48k job for the moment, but I bet others may have something to learn from your experience.

Your local laws/loan products may be different though, so your best bet is to talk to your loan office or an awesome Real Estate Agent in your area.

You could achieve 15% returns possibly with almost no work after you bet the syndicator and the deal in the first place.
