Financing on a non cash flowing deal

Hello friends. I recently received a deal on a vacant 20+ unit multi family property,

Currently I own 16 unit MF property so I have a little bit of experience. The 20+ unit has great potential if coming with creative ideas,

Is it possible for someone with little experience to get a commercial loan on a non cash flowing MF deal? If not, any other ideas on how to finance this?

Thanks in advance .
