Ken,In the SFR space I’m seeing lenders with 1.0 DSCR minimums, essentially just asking for them to not lose money, while most of the MFR (5+ specifically) are asking for a 1.2 or greater.

As for systems and software stack, there are a ton of options and we can go into specifics if you want...in general though you'll need the followingDatasets like Propstream to build listsMarketing channels and systems to generate leads from said listsCRM to manage leadsAcq/Dispo to run leads through the systemsWebsite/online presence for credibility with sellersAdmin stuff like docusign, google suite,etc to manage the detailsThat's a pretty high level overview...obviously there are lots of details to running any business.

Without transferring the deed, you won't be getting deductions since you aren't responsible for much, but would prevent the tax liability.I guess at least the seller finance would create a Note that would be part of her estate, and transferred to her heirs.

If you want to get a good list, it may be better to connect with a investor-friendly title company where you can give them more specific criteria like how old the mortgage is, or they may be able to pull a list of properties that are in pre-foreclosure.
