I'm always looking for encouragement for myself and people I work with to show that financial freedom can and IS created through real estate.Would anyone be able to post some links to some great financial freedom stories here on BP!?

I made this mistake on one of the units of a property of mine, and the main thing is I failed to create that channel of communication from closing on new ownership/management.

Signing/notarizing the quitclaim deed to shift the ownership of the property from my LLC to me as an individual was part of the closing process.

Start by creating safe, clean and affordable units.  

I don't hire anyone and create my own costs/scope of work.

Instead it is simple as 1) knowing who you are and standing for that, 2) knowing your respective markets and knowing enough to know that is someone out there who knows more than you do and it is important to find and know that person. 3) trusting yourself when the time does come that you trust in your self and the processes you have created to make the deal. 

You'd have to give up one bedroom for this unless the current bedrooms are large enough to give up some space for the new bathroom and still be of decent size.Would it be possible to create another bedroom in the basement with a shared bath accessible from a hallway or common room?

Both of them carry the liability of making sure that you avoid 'prohibited transactions' and dealing with 'disqualified individuals'.

Most individuals on these forums are investors.
