When looking at comps how do you know how much to add or subtract for certain attributes, for example if the subject property has a sloped driveway or unleveled yard but the comp properties do not, or corner lot vs non corner lot, subject across from multi-family comps not and so on.

Thanks @Allen Fletcher There is a house around the corner from this (7 houses down) with less charm, but same sq ft, build date, yard size, etc. that doesn't have the traffic that this house does.

If you installed something like a shower curtain rod and it pulled out - reattach more securely.Also if corners are getting chipped and knocked about, I would consider adding corner guards (plastic or wood) as an upgrade for my tenant.
