I know real estate investing can turn into almost a job due to listening to everyone on the podcast (lol) and I am committed to working non-stop to learn and consume more info on real estate daily.

Your biggest concern should be to avoid making consumer loans.

I feel like house hacking is more time consuming.

You can look into other trust structures along the way or LLCs or whatnot, but be careful not to trigger a probate at death in California, which can be very expensive and time consuming for your heirs. 

Part of this is the consumers fault.. they trust the computer to much.. no personal interaction..
