I plan on starting out small, buying a duplex/triplex/quadplex and slowly building my portfolio over the next decade plus.I don't have much of a real estate background, most of my experience comes from my family owning a small apartment complex.

@Conway Churamanwell you still havent said what your goals are, for me I would take a complete a flip, prob have about 50k when done, depending on my goals, I would rinse and repeat, growing this money, then JV with others who did all the work and let me have 1/2 the profit, or I could take and put as downpayment for a smaller complex giving my cashflow.

You can get about the same cap rate  but it is harder to find as there are fewer apartment complexes than houses.

That's how I was able to buy a $6M apartment complex and all I brought to the closing is a measly $5,000 :-)I am sure you probably got me beat - other apartment syndicators get paid upfront for putting the deal together (syndication fee of 1-3% - cool).How's your new apartment construction going along?
