Also, make sure you have a fax machine to do the rental history check, a lot of property management companies and apartment complexes are still using such methods to verify that you have proper authorization to request such information about their past or current tenant.

It would be my impression that if the folks are paying either out of pocket, or using private insurance (either a very generous comprehensive plan or specifically a long term care add on or plan) I would think you would be in the clear.
