There is a true lack of consistency from the city and we can do 10 jobs the same way and it'll pass the first 9 times, but not the 10th (especially on roughs).

The price was awesome for the cash flow because there's no competition from anyone wanting to actually live there themselves. 

If not, I'd make 100% certain that estimated rent is accurate.The lack of down payment, the interest rate, and the term of the note make me highly suspicious.

@Darius Ellis  It's a tough real estate market right now with many investors and a lot of competition.

I have some success stories doing that but when you volunteer there is a lack of respect because they figure you get what you pay for.Some will do drugs in their car and throw the needles into the street then throw their fast food trash into your yard, or should I say my yard. 

I love your idea but depending on your market you are looking at, most FHA offers doesn't stand a chance right now due to how competitive things are going. 

If you move in, expect this to be an ongoing issue given their lack of action prior to move in. 

I've noticed there is a ton of competition and I currently have more funds than deals.
