To look more specifically at Missoula, CRE's 3rd quarter report showed that just under 1,200 permits have been issued in Missoula County, and that was at the end of September.

Since I am paying for materials, doing the labor, and managing the property, he proposed that I will receive a quarterly dividend check that will equate to 33% of the net income even though I am only providing 16.67% of the capital that he is providing.

I believe if your fund reaches a certain threshold you have to register with the SEC and file yearly/quarterly paperwork, etc. 

Most of it was excessive and a quarter of it completely pointless.

Looks like the rate of flips increased from last quarter, but the profit margins declined.
