I am currently a student pursuing a second degree in nursing.

Imagine if everyone made the same income no matter the job, what motivational would you have to spend 12 years in college to get the same pay as someone from Mcdonald's.

I have a old coworker from when I was in college that ended up getting into real estate.

We have about $65k set aside to invest in real estate and can't decide if we should start with a local rental; vacation rental (that we can also use) in Destin, FL area; multi-family local rental; or college town rental where we anticipate our son may go to college in 2 years (College Station - Texas A&M).

The college is the big driver of the areas growth but I wonder what economic growth the city has seen, that would be my one hesitation for its long term growth, everywhere in CA is developing right now, how will this look in 4-5 years?

I'm looking to invest in Houston and/or Bryan College Station area. 

Meanwhile he is also applying for a program that can help veterans with rent and also in the process of starting college that once started, VA will also give housing allowance.

I'm hopefully going to be a grad student soon and that is more whom I would want to rent to instead of college students.Just looking for a way to not have to pay the full mortgage and get some equity.
