Most municipalities have landscape requirements and they are often tied to how many trees have been removed.The city of Jacksonville has shut down its recording systems for the rest of the year.

I would strongly recommend against turning on the homes heating system as you will get all the dust, debris etc. within the new system which can have a big impact on the system.Temp heat is the best way to go, which sometimes it is just still too cold and you may just have to shut the project down for a few days or weeks.

I have a colleague who does well up there on both the flip and buy/hold sides up there and swears by it.The main issue with Anderson is population (or lack thereof) some factories shut down several years back and a lot of people lost their jobs so they moved away leaving a ton of deserted homes.

Being Non-Legislative means they can't shut down your Club like they could shut down a business so your constitutional right to provide products and services inside the membership is intact.Many businesses that learn of Private-Domain rights will stop doing business in the public sector because their entities are no longer swayed by the ever changing rules and regulations of the legislature.   

The pioneers of real estate investing took too big of an advantage of this loophole and the government shut it down.
